Design + build means these services are carried out by a single entity and rely on a single point of responsibility contract. Our process minimises risks and overall costs for the project owner. Overlapping the design and construction phases also reduces the delivery schedule.


The first chapter of any project is the survey. This process comes in many forms and includes taking measurements and recording conditions, whilst always engaging the surveyor and designer for the unique characteristics and challenges a project may bring.


The design shows the look and function of a building or space before it’s built. It includes ideas, sketches, drawings, images and discussions. Photo quality 3D images can also be produced to assist in visualising the finished project. It’s our job to design a life less ordinary, something unique.


It doesn’t matter how good an idea is, without the right team of craftsmen it will never be realised. Along with our own team, we only use a handful of trusted tradesmen and companies to carry out the high level of workmanship we expect and you deserve. All projects are closely supervised by our in-house team from start to finish.

Even though every project is unique, your journey with us will generally follow our process below:

1. Discovery

Discuss the project brief, listen to your ideas and advise on design, technical and planning issues.

2. Concept design

The first phase of design involves producing sketch plans and discussing ideas. If requested we can then produce photo rendered 3D images to assist in the visualisation of the completed project.

3. Budget

Once the concept designs have been agreed we will prepare a preliminary budget and highlight any areas of cost risk.

4. Design detail

The designs will be progressed and detailed with regular client liaison and discussions. Any necessary application for statutory consents will be submitted. Interior and design choices will be discussed and agreed.

5. Planning

We control every aspect of this phase including building works, services, interior fitments and liaising with statutory bodies.

6. Construction

Once statutory consents are in place and the design choices are broadly agreed, a suite of high quality information will be produced including construction drawings and specifications.

7. Completion

Prepare a comprehensive snagging list and ensure all works are completed to the required high standard. We will provide a pack including statutory consents, any applicable guarantees and instruction manuals and we can also arrange personal demonstrations of any items installed.

8. Post completion

We are never more than a phone call away and offer a defects liability period of six months after practical completion.
