Northumberland Estates approached Monument to provide project management and contract administration services. We were to manage the appointed design team for both pre and post contract phases of the enabling works to market six self-build plots in Warkworth.

This included the management of the pre-contract design process and assistance to the client planners to secure outline planning permission. We also managed the tender process to appoint the main contractor, completing all contract documentation.

While the works were on site, our project management and contract administration included the agreement of the final account.

The works comprised of the installation of foul and surface water drainage, including Section 106 drainage connection approval and Environment Agency approvals for discharging surface water into a minor watercourse; the installation of all utilities to service the plots; minor road and surfacing amendments; and the diversion works of HV overhead cables that cut across the site.

Not only did we manage the works on site, we took a proactive role with stakeholder management while the works were ongoing.

For example, drainage from the site ran across two tenanted farms, which meant management and timing of the works was crucial to the success of this scheme. While impact on residents in nearby occupied houses on Hermitage Drive was kept to a minimum. To the best of our knowledge, we did not receive a complaint during the works.
